Marc E. Betesh, Esq., MCR.h – President and CEO

Marc E. Betesh

Marc Betesh is the founder and president of KBA Lease Services.  He conceived the idea of lease auditing in 1985 and in the same year introduced it to the corporate real estate community.  KBA has maintained its position as the largest privately owned firm concentrating in lease audits.  Mr. Betesh also led the development of Visual Lease, a lease administration system used by many U.S. corporations.

Mr. Betesh is considered to be one of the country’s leading experts on lease language construction, lease expenses and effective lease negotiation strategies.  Mr. Betesh has been consistently ranked among the “top-ranked faculty” at Corenet Global Learning and is a frequent lecturer on lease topics at New York University’s Real Estate Institute, American Bar Association, Association of the Bar of the City of New York, New York State Society of CPA’s, ICSC, and the Institute of Internal Auditors.

Prior to establishing KBA, Mr. Betesh practiced law in New York City where he negotiated commercial leases.  He is a member of the New York and New Jersey Bars, is a Board Member of the NYC Chapter of CoreNet, and is a member of AECRE, ICSC, Association of the Bar of the City of New York, New York State and American Bar Associations.  He has his JD from Georgetown University and a BA from Temple University.

Louis J. Ferro, CPA – Senior Vice President, Audit Services

Louis J. Ferro

Mr. Ferro joined KBA in 1987 and has performed and managed thousands of lease audits for clients nationally. He is considered one of the country’s most experienced and knowledgeable experts on commercial lease escalation clauses.

Prior to joining KBA, Mr. Ferro served as a certified public accountant with Price Waterhouse and as an internal auditor for Bear, Stearns & Company, Inc. in New York City. He has served as an expert witness for commercial lease audit disputes and is recognized for his in-depth knowledge of rent expense issues.  Mr. Ferro received his BBA in Accounting from Bernard M. Baruch College of the City University of New York.  He is a licensed CPA, and is a member of the New York State Society of CPA’s and the American Institute of CPA’s.

Anthony M. Beja – Vice President, Sales

Anthony Beja

Mr. Beja is an experienced real estate professional with a wide range of experience in lease auditing and administration and asset management.  Mr. Beja has been responsible for designing, implementing and managing successful lease audit programs for some of the world’s largest corporations.

Before to joining KBA, Mr. Beja served as Vice President of Client Services for a national lease management firm.  He also formerly served as a Director of Business Development for NAI, a global full service real estate firm. With a diverse background in financial asset management for over 20 years, Mr. Beja has provided all facets of sales and marketing, asset management, financing and brokerage support.

Anna Maria Ronquillo – Vice President, Client Solutions

Anna Maria Ronquillo

Ms. Ronquillo is responsible for KBA Client Relations.  Ms. Ronquillo has more than 20 years of real estate experience including lease analysis, lease audit and due diligence, investment sales brokerage, valuation, negotiations, building systems, and real property valuation.

Prior to KBA, Ms. Ronquillo developed and headed the North American lease audit practice for Jones Lang LaSalle and was an investment sales broker at Eastern Consolidated.  She is a Licensed Real Estate Broker in New York, and is a member of the Real Estate Board of New York and received the Leone J. Peters/Cushman & Wakefield Scholarship Award winner at NYU.   Ms. Ronquillo has an MS in Real Estate Finance from New York University, and a BA in Communication Arts and a BS in Marketing Management from De La Salle University.

Kevin Hurley, Esq. – Associate General Counsel

Kevin Hurley

Mr. Hurley is responsible for supporting KBA’s lease audit team in the review, interpretation and analysis of commercial leases and related financial information. He draws on his litigation experience to assist clients in construing various provisions of their leases and helping them make informed business decisions. Mr. Hurley also handles a variety of legal matters for KBA and assists in developing strategies for cases.

Prior to joining KBA, Mr. Hurley practiced law in New Jersey where he represented clients involved in complex and diverse contractual disputes. He received his BS in Finance from Rutgers College School of Business and subsequently attended Rutgers-Newark School of Law where he obtained his JD. He is a member of the New Jersey Bar.

Douglas A. Zastrow – Chief Financial Officer

Doug Zastrow

Mr. Zastrow joined KBA in 1988 and has 23 years in the commercial real estate industry. His primary responsibility is to provide leadership and coordination of company financial planning and budget management functions. He also ensures that KBA’s accounting procedures conform to generally accepted accounting principles. Mr. Zastrow received his BS in Accounting from Niagara University.
